Streamline Your Escrow Transaction

Streamline the escrow process and prevent closing delays by following these simple tips:


  • Submit all escrow documents to escrow holder ASAP.
  • Provide completed Seller Information Sheet and Statement of Information Sheet. Why?
    • The Seller’s Information Sheet enables the escrow holder to obtain loan payoff information and order HOA documents needed at the close of your escrow.
    • The Statement of Information Sheet allows the title company to eliminate any judgments, liens, etc., which do not belong to the Seller but has the same name.
  • When returning signed documents, send a check or credit card information for obtaining HOA documents and 9A report (if applicable), both of which are integral parts of the Due Diligence documents. Standard Due Diligence period is 17 days.
  • Corporations should provide articles of incorporation and domestic stock certificate to identify the signers. LLC should likewise provide LLC-1 and LLC-12.


  • Deposit is to be in escrow within 3 business days from the date of acceptance.  Electronic transfer is most efficient to avoid any delays in processing; otherwise clearance of funds must be obtained to process the file.
  • If obtaining a loan, minimize delays by providing lender information ASAP to the escrow holder- the loan can be the main cause of extended (delayed) escrow closings.
  • Complete your investigation of the property and review all documents within the contingency period.
  • Customary timelines for Due Diligence is 17 days, and Loan Contingency is 21 days.

Transfer Tax Change

This summer, it was announced that a huge change is coming with regard to Transfer Tax Requirements. Up to this point, sections of the California Revenue and Taxation Code allowed a document requiring transfer tax to be recorded without disclosing the tax on its face if a nondisclosure transfer tax form was attached and submitted with the document.

Starting on January 1, 2015, this will no longer be acceptable; all affected recordable documents must disclose the transfer tax on the face of the document. Huge tax news, we know!

California Retrofitting to Conserve Water

We’re in the midst of a severe drought and moving further into a dry summer.

One measure taken into effect on January of 2014 is the California standard retrofitting law to ensure water conservation through home appliances such as toilets, sink faucets, shutoff valves and shower heads.

 “The drought is having a huge impact across the state, and recent reports tell
us that all of us can conserve more,” said Mark Cowin, director of the
California Department of Water Resources. “It’s important to understand that
even things that seem relatively small will add up to have a big impact when it
comes to water conservation.”

These appliances not only save our environment, but they also help homeowners save a few dollars in their pocketbooks with lower water bills.
